BREWHOUSE in DOMOTEKA - We invite you on a journey to the world of lofts - 25/03/2023

Next Saturday - 25th of March, we invite you on a journey to the world of lofts in Domoteka in Warsaw. You will have the opportunity to listen to interesting lectures about history, design and a new look at lofts on the example of, i.a. our BREWHOUSE in BOHEMA - Strefa Praga. You will also see an exhibition of beautiful photos and visualizations dedicated to lofts.

During the meeting, we will move to the sources of the first loft interiors that were created in the world. Professor - Jan Sikora from Sikora Wnętrza will talk, i.a.: how art, architecture and culture created this unusual style. The whole will be complemented by an exhibition of original loft interiors on the basis of which it will show how this style enters into a dialogue with contemporary Polish industrial spaces.

Marek Starzyński - Sales Director at OKAM Capital will speak on our behalf. Marek will "guide" you around the nooks and crannies of the former Pollena-Uroda factory (now BOHEMA - Strefa Praga) as well as talk about the architect's and investor's assumptions during the design process of the 120-year-old BREWHOUSE building in which 67 lofts will be built.

BOHEMA - WARZELNIA IN FULL VERSION - WE HAVE THE FINAL VISION

With the support of the KALLAN architectural studio, we have created the final vision of the revitalization of the WARZELNIA in the BOHEMA - Strefa Praga investment at Szwedzka Street in Praga Północ. The facility combining history with modernity will be located in the immediate vicinity of the Chimney - the central point on the map of BOHEMA. Currently activities related to the commencement of construction works are being carried out.

 

- The final appearance of the revitalized WARZELNIA is something we wanted to achieve bearing in mind the attachment to the smallest detail of this extraordinary place. It will be a gem in the heart of BOHEMA but I would be tempted to say that also a kind of architectural gem of the 21st century on the map of Warsaw. I admit that we are looking forward to the final effects i.e. ready, unique and modern lofts in these historic buildings - emphasizes Marcin Michalec, CEO OKAM Capital.

 In the revitalized over 120-year-old building will be built 67 lofts. Some of them will be characterized by an above-average height, reaching almost 3.5 meters. The apartments will be equipped with high windows with muntins as well as veneered portals and entrance doors. Each loft will include: balcony, loggia, terrace, outdoor garden, winter garden or mezzanine. They will also be equipped with a high-quality video intercom and an intelligent management system. Apartments on the ground floor from the side of the gardens will be additionally secured with external automatic blinds. The uniqueness of the façade of the building itself will be brick and the use of corten - a material referring to copper steel. The combination of these materials with different textures will create an original and interesting effect.

Inside the WARZELNIA there will be a green courtyard with appropriately selected vegetation and at the entrance to the building and courtyard there is an elegant representative lobby. From Szwedzka Street residents will have commercial and service premises at their disposal. We have also planned parking spaces.

- The WARZELNIA project is a timeless design experience that allowed us to create a unique living space and breathe new spirit into post-industrial buildings. When trying on this task we took into account the Genius Loci of this magical space. This allowed us to shape the post-industrial tissue in a way that complies with conservation requirements as well as the requirements for contemporary metropolitan apartments. Both the materials used and the applied language of architecture emphasize majestic, post-industrial spaces without trying to compete with them - adds Rafał Langowski, Architect, KALLAN Architekci.

Due to the uniqueness of the space, the investment arouses great interest - about 30% of lofts have already been sold. The commencement of revitalization and construction works is planned for the 2nd quarter of 2023, while their completion and commissioning of the WARZELNIA  is planned for the 2nd quarter of 2025.

 

NEW LIFE OF THE CHIMNEY - A NEW BREATH AFTER REVITALIZATION

Our historic chimney - the heart of BOHEMA - Strefa Praga has gained a new life! This is how it looks after revitalization.

We would like to remind you that it is the largest pre-war building in the right-bank part of Warsaw and its height is as much as 69.9 m. The chimney fits perfectly with the whole project at Szwedzka Street in Warsaw.

Undoubtedly it will be very popular among the inhabitants of BOHEMA and not only and the vast area around will be teeming with life!

FIRST ACCEPTANCE OF APARTMENTS IN STAGE C

The first acceptance of apartments in stage C is behind us. The first residents received the keys to their apartments and with them welcome gift sets in red okam bags and more!

WARZELNIA
LEGALLY VALID PERMIT FOR THE REVITALIZATION OF THE WARZELNIA IN BOHEMA

We have received a legally valid permit for the revitalization of the Warzelnia in BOHEMA - Strefa Praga! That means the possibility of continuing revitalization activities in the post-industrial areas of Warsaw's Praga Północ. As part of stage B of our investment, on a plot of over 3000 sq m will be built almost 70 lofts in the original over 120-year-old building. Completion of works and commissioning of the Warzelnia is planned for the 2nd quarter of 2025.

Lofts in the revitalized Warzelnia will be characterized by an above-average height reaching up to 3.5 meters which is an exception on the architectural map of the Polish.

- We give new life to post-industrial facilities, respecting their history while taking into account current trends. Warzelnia and the whole BOHEMA - Strefa Praga is a perfect example of this in which we preserve the original architecture and spirit of the past. WE REVITALIZE IN GREEN - DEVELOPMENT OF THE AREA AROUND THE CHIMNEY

We continue the revitalization of post-industrial areas in Praga Północ as part of our BOHEMA investment taking into account the environmental aspect! Final works are underway related to the renovation of buildings around the main square in phase B: Glicerynownia, Kotłownia with space around the chimney.

Surrounded by a historical, central point, i.e. a chimney will be created a green area with: hammocks, sun loungers and a recreation area for children. Shaping such oases is our response to the trend of concreting cities.

- OKAM is associated with ambitious revitalization projects. We give new life to post-industrial facilities, respecting history but also taking into account innovations or trends and bearing in mind the ecological aspect. Polish cities are perceived more and more often as excessively concreted. That’s why it is so important to skilfully carry out the revitalization of post-industrial areas while shaping new biologically active areas. WE INVITE YOU TO THE 6TH CHARITY CONCERT "GREAT ARTISTS TO LITTLE PATIENTS"

Together with Patrycja Piekutowska, the Virtuosa Foundation and Colliers we cordially invite you to the 6th Charity Concert "Great Artists to Little Patients". The concert will take place on 23/11/22 at 7:30 p.m. in the Atrium of the Senator building, Bielańska 12 Street in Warsaw.

The concert will be conducted by the initiator of the whole event, a wonderful violinist - Patrycja Piekutowska who you will be able to hear in the tango "Oblivion" by Astor Piazzolla.

The star of the concert will be Szymon Komasa, baritone, great stage personality, currently a soloist of the Vienna Opera. Interestingly, Szymon will sing one song - "On the whole swathe snow" - together with his twin sister - Mary Komasa who will come to the concert especially from Berlin.

The magnificent Jerzy Semkow Polish Sinfonia Iuventus Orchestra will perform on stage thanks to which the most famous baryta arias will sound.

The evening will end with the icing on the cake, i.e. "Boléro" by Maurice Ravel!

29/04/2022 - BOHEMA - THE OUTCOME OF THE VOTE ON NAMES FOR NEW BUILDINGS IN STAGE C

At the end of April 2022 we finished voting for the names for the new buildings in BOHEMA.

The voting took place among the future residents - Buildings: A, B1, C1, F (Stage C).

We present the names that received the highest number of votes::

  • Building A ARETUZA
  • Building B1 MERKUR
  • Building C1 → CERES
  • Building F → ELIDA

The motive to designate our new buildings were the names of products that were produced in factories located in BOHEMA for over 120 years!

The historical buildings that we are revitalizing will retain their original names, e.g.: Warzelnia, Glicerynownia, Kotłownia, Pudełkarnia, Budynek Elektryka.

 We would like to thank everyone who took part in the voting!

 

 

Continuation of cooperation with UNIBEP POLSKA and FINETECH CONSTRUCTION as part of the general contracting of subsequent stages: D & E BOHEMA - Strefa Praga

According to the agreement signed on On March 22, 2022 with OKAM, UNIBEP Polska, as the General Contractor, will build new facilities in stages D and E, and will also revitalize the historic building of the Factory Management Board. All of them will have a service and retail part on the ground floor. In total, 181 apartments and an underground multi-storey car park with 530 parking spaces will be built in new buildings constructed by UNIBEP. The commencement of construction works is planned for the 2nd quarter of this year, and their completion in the 3rd quarter of 2024. 

FineTech Construction is also continuing, as the General Contractor, the revitalization of 5 historical buildings started at the end of last year, located in the immediate vicinity of the Szwedzka metro station, as part of Stage E - Production Building, Central Warehouse, Box, Tower and Electrical Building. 190 lofts, unique on the capital's scale, will be built in the historic buildings closest to the metro station. The works are scheduled to be completed in the fourth quarter of 2023. They will be unique apartments with a preserved historical layer, in 2-, 3- and 4-storey buildings. The ground-floor part will be used for commercial and service premises, also respecting the existing architecture.

By erecting new residential buildings and revitalizing historical buildings, with the exception of the Warzelnia, OKAM will finalize the BOHEMA - Strefa Praga investment from the side of the Szwedzka metro station. The BOHEMA - Strefa Praga investment continues to be very popular among buyers. Approx. 600 apartments have already been handed over to future residents as part of the previous Phases A and C of the investment. As part of Phase A, 303 apartments were commissioned in 2021. In turn, Stage C includes nearly 280 apartments, which will be delivered to buyers in the second half of this year.

BOHEMA - STREFA PRAGA - LAST PHASES D AND E WITH A VALID CONSTRUCTION PERMIT AND A VALID REPLACEMENT PERMIT

After big succes of the previous phases of BOHEMA – Strefa Praga investment, the time has come for the further implementation of the project. The last stages of the investment: D and E received a building permit for new residential, commercial, service and office buildings, as well as a legally valid replacement permit for the revitalization of historic buildings located closest to the Szwedzka metro station. Permits were issued for a plot of 1,76 ha. As a part of this part of the investment, it is planned to build 371 apartments and an underground car park with 530 parking spaces. As part of phase D and E, 4 residential and office buildings will be built from scratch, all with a ground-floor part intended for retail and services. The Factory Managment building will also be revitalized, whicj will be integrated with a modern building – most of the facility will have an office function. In phase E also as a result of the revitalization of historical buildings: the Production Building, Central Warehouse, Tower, Bo House and Elektryka Building, approx. 200 lofts, unique on the capital’s scale, up to 3.6 m high, as well as commercial space on the ground floor level, will be built. The commencement of the implementation of phase D i E is planned in the current quarter of the year, and completion in the third quarter of 2024.

28/10/2021 – OKAM CONTINUES THE REVITALIZATION OF BOHEMA – STREFA PRAGA

FineTech Construction will be the general contractor who will revitalize historic buildings located closest to the Szwedzka metro station (stage F) in the BOHEMA - Strefa Praga investment. The company will revitalize 5 historical buildings after the former, among others a cosmetics factory, located in the immediate vicinity of the metro station, at the intersection of Szwedzka and Strzelecka streets. FineTech Construction is also responsible for BOHEMA for revitalization works on historical buildings in the central part of BOHEMA around the chimney (stage B – Glicerynownia, Kotłownia, Chimney and the area around the chimney).

As part of the contract commissioned by OKAM, the General Contractor will be responsible for the revitalization of 5 buildings named after the cosmetics factory that used to be located here, including the so-called Budynek Produkcyjny, Pudełkarnia, Magazyn Centralny, Wieża and Budynek Elektryka, also known as Rogatka, with a total area of ​​approximately 11,000 sq m. sqm. As part of the work, nearly 200 lofts are to be built, located in 2 and 4-storey buildings with commercial and service premises on the ground floor as well as with a breakthrough / direct passage through the Budynek Produkcyjny to the heart of BOHEMA (square with a chimney).

- The cooperation between OKAM Capital and FineTech Construction has been going on for over 3 years, the more we are pleased with the trust that the investor once again gave us by commissioning the revitalization of the next stage of the BOHEMA - Strefa Praga. Stage F is a real challenge for the general contractor, but the experience gained from previous projects, including two carried out for OKAM Capital, allows us to successfully look at the implementation of this project. At FineTech Construction, we make sure that the next generations in the dynamic reality of the 21st century do not lose their sense of their roots and the historical value of the surrounding buildings - similarly in the case of BOHEMA - Strefa Praga, which, thanks in part, to the Warsaw community, gives the soul of old Warsaw closed in space - emphasizes Włodzimierz Bogiel CEO of FineTech Construction.

FineTech Construction construction works will begin in October 2021, and their completion is scheduled for the fourth quarter of 2023.

At the BOHEMA - Strefa Praga investment, FineTech is also responsible for the revitalization of stage B (except Warzelnia), the implementation of which is to be completed in 2022.

20/10/2021 - STAGE D, E and F OF BOHEMA CHANGES OWNER INTO AFI EUROPE. OKAM CONTINUES THE ENTIRE PROJECT IMPLEMENTATION IN ACCORDANCE WITH THE ORIGINAL VISION.

October 20 this year AFI Europe purchased all other stages D, E and F (except A, B and C) of the BOHEMA - Strefa Praga investment from OKAM Capital. Functionality and architecture of this unique place on the map of Warsaw will be maintained in accordance with the initial vision and assumptions of the project.

- Everything we set out to start a new history of this important place in Warsaw's Praga district will be maintained. BOHEMA - Strefa Praga will be run and finalized by us, while maintaining the assumed nature of the entire complex and the intended use of individual buildings, including the revitalization of historic buildings. The place, the vision of which, after consultation with local authorities or the conservator of monuments, was first put on paper, according to the assumptions, will have its own unique atmosphere and atmosphere, combining modernity with history. At BOHEMA it will be simply worth living, working and spending free time with friends or family - says Marcin Michalec, CEO of OKAM Capital.

The sale of stages D, E and F will not affect the shape and character of the BOHEMA - Strefa Praga complex, which, according to the design, will constitute residential, commercial, office and entertainment and cultural space after completion of construction - combining the past and historical heritage with the present and progress , and creating a new quality of life in this part of Praga. BOHEMA's “heart”, that is the square around the chimney, will also be implemented in accordance with the design assumptions - there will be restaurants and bars, a cultural section or a zone for families with children - there will therefore be a space for relaxation, social life or playing with children. The planned revitalization of all 13 historic buildings of the former cosmetics factory will be continued.

This Sunday (20/06/2021) at 1:00 p.m. the OKAM team, supported by BOHEMA, will take part in a football tournament for the "Heart for Children" Association in Praga.
This is another event from the Serduszko Cup series organized by the "Serduszko dla Dzieci" Association, with which OKAM has a great pleasure to cooperate and soon, on 01/07/2021, the Association will open its branch for children in BOHEMA.

The organized football tournament is a sports event dedicated largely to the charges of Warsaw day support centers - community clubs, youth clubs, etc.
This event is already permanently entered in the calendar of sports events in Warsaw. The tournament has been organized since 2015.
In addition to the tournaments themselves, there will also be food stands (grill, drinks, fruit, sweets, etc.). This year, additional fitness and sports competitions are planned to organize attractions for fans and players waiting for their turn.
As the icing on the cake, each event ends with a show match Officials - NGOs and Friends of the Heart.
This year, the third team of representatives of the Warsaw City Council will also play in the adult match.
Also this year, the attractions include Bumper Ball Warszawa and a performance by Pring Girls and Pring Girls Junior from Ognisko Bielany.
This year's Tournament will be held on June 20 at the football field DOSIR 44 Kawęczyńska St. from 9.00 a.m. to 1.20 p.m. - games of children's and youth teams and around 1.30 pm demonstration matches (3.00 p.m. prize-giving).
In addition, this year the Association celebrates the 20th anniversary of its "official" existence and on this occasion - the tournament promotes the collection of funds for the Youth Club, which will be opened in July 2021 in BOHEMA at 20 Szwedzka St.

This is the second branch of the brand to extend its offer with workshops and thematic seminars for parents and young people after the success of the first place. 21/01/2021 – FINETECH REVITALIZES BOHEMA's "HEART" FOR OKAM

The contract with FineTech Construction for further revitalization of the historical buildings of BOHEMA has been signed. This is a continuation of cooperation because for a year and a half, works have been carried out in the historical part around the chimney and on the side of Szwedzka Street.
Revitalization works include Glicerynownia and Kotłownia buildings as well as the space around the chimney. By the 4th quarter of 2021, approx. 3,500 sq m of service, commercial and office space and approx. 3,200 sq m of land development around the chimney will be restored. The entire part will be dedicated to services, trade, offices, social activities and social life. The assumption of OKAM is that the space around the chimney should be available not only to BOHEMA residents but also to be open to all Warsaw residents.

 The historical part of among others The Pollena cosmetics plant on Szwedzka Street is changing its face: it will transform from post-industrial areas into a vibrant service, retail and office complex with space for social and cultural activities. The works are carried out under the supervision of the Masovian Voivodeship Monument Conservator. While renovating historic buildings, OKAM maintains their external, historical appearance and character. - We take care of many little things because they create the atmosphere. Also in the interior, we keep and restore "old" elements. This applies, among others, to brick barrel ceilings or the wooden structure of the roof truss. An additional element that builds the post-industrial character of BOHEMA will be the boilers operating in the complex until recently, which are witnesses to the various history of this place. Made in 1935 in the Gdańsk Shipyard, they will be included in BOHEMA as elements of architecture. They will decorate an important place with us, incl. space around the chimney, which for me is the heart of BOHEMA - says Arie Koren, CEO of OKAM.

 Revitalization is always a complex process. OKAM's goal is to restore historic and, unfortunately, in many places destroyed buildings to their former glory and to adapt them to modern functions and standards. And this place in the center of BOHEMA will be a meeting place, social life with bars, restaurants and services. OKAM wants to revitalize the entire space in accordance with the atmosphere and history of this place, and in line with the guidelines of the Masovian Voivodeship Monument Conservator.

In our daily work, we make sure that the next generations in the dynamic reality of the 21st century do not lose their sense of their roots and the historical value of the surrounding buildings. That is why BOHEMA - Strefa Praga has a special place among our projects. The next stage of the investment gives us the opportunity to restore the local community to its historical memory. Thanks to the combination of knowledge and passion, but also the experience of our professional team of engineers, together with OKAM, we not only create the new center of Warsaw's Praga, but also give the whole Warsaw community the soul of old Warsaw closed in BOHEMA - says the president of FineTech Construction Włodzimierz Bogiel.

Historical buildings around the chimney are not only the Glicerynownia and Kotłownia. Design works are already underway on the Warzelnia building, in which OKAM plans to build approx. 60 apartments in a loft-style atmosphere, the character of which will correspond to industrial-style service and commercial premises, which will be located on the ground floor of the Warzelnia. They will be adapted to activities such as cafes, restaurants, bars or small services. These spaces will have direct entrances from Szwedzka Street and will be well connected with other historical buildings around the chimney. The height and shape of the Warzelnia will remain unchanged.

In relation to the original plans, only its interior will be redesigned, which will also change its purpose into a residential function. The building will be completed with a unique internal courtyard. The decision to change the originally planned commercial space in Warzelnia was made following the changing economic and social situation over the last year and in line with the current needs and market conditions.

Along with the revitalization of the historical part, the second stage of the residential part is being built in parallel, the General Contractor of which is UNIBEP and whose work began in the 4th quarter of 2020.
The historic buildings around the chimney will be completed in the 4th quarter of 2021, and the second stage of the residential part in the 4th quarter of 2022.

30/11/2020 - STAGE II OF RESIDENTIAL PART WITH VALID BUILDING PERMIT

Construction works related to the implementation of the next residential buildings included in stage II of the BOHEMA residential part have started. OKAM has already signed a contract with the General Contractor, UNIBEP, for the performance of construction works. This is a continuation of cooperation because UNIBEP was also the contractor of stage I, completed and put into use in mid-2020.
 
Up to 3 completed residential buildings (stage I) located at 30 Szwedzka will be joined by another 4 buildings with 264 apartments. Flats of various sizes from 30 sq m to 110 sq m will be built in six- and seven-storey buildings.
 
Stage II of the project, like stage I, enjoys great interest and turned out to be a great commercial success. Currently, as at the start of construction works, over 70% of the apartments have already been sold as part of the pre-sale. There are still areas from 44 sq m.
 
The completion date of stage II construction works is scheduled for the fourth quarter of 2022.
 
As in stage I, the new residential and office buildings included in the multi-stage complex will be given names that emphasize the connection of this place with history. The names for the new residential buildings will complement the original names of the existing historic buildings, e.g. Warzelnia, Kotłownia, Glicerynownia or Pudełkarnia, which the investor, OKAM, decided to keep and not to change.

13/07/2020 – BOHEMA – STREFA PRAGA WITH A VALID USE PERMISSION

We are starting handing over of apartments: 303 apartments in 3 buildings (stage I of the residential part).
The original and unique character of the apartments has been emphasized by the nomenclature that refers to the history of this place. Future residents of stage I and Warsaw residents taking part in the survey organized by OKAM decided that the three new residential buildings will be called: POEMAT, CONSUL and PARYS. All names are brands of products manufactured in the past at the factory located on Szwedzka Street: POEMAT and CONSUL are toilet waters, and PARYS is cologne. The names for the new buildings will complement the original names of the existing historic buildings, e.g. Warzelnia, Kotłownia, Glicerynownia or Pudełkarnia, which OKAM decided to leave and not change.

We wish all future residents only beautiful moments, satisfaction and self-realization while arranging these unique interiors.

15/06/2020 - OKAM WILL RENOVATE AND REBUILD SZWEDZKA STREET
A subsidiary company of the OKAM Group responsible for the implementation of the Bohema - Strefa Praga investment, has completed negotiations lasting several months with the Warsaw City Road Authority on the renovation and reconstruction of Szwedzka Street.
The comprehensive renovation and reconstruction of Szwedzka Street will cover the entire section bordering the BOHEMA investment area. In total, over 550 m of running street will undergo reconstruction, which will include: replacement of pavement, reconstruction of pavements, replacement of street lighting and new traffic lights at the intersection of Szwedzka and Strzelecka streets (next to Szwedzka metro station). Street on this section will also receive new signs and a new traffic organization. The reconstruction of the street will significantly improve the comfort of using Szwedzka Street and will provide future residents with security and trouble-free access to the investment site.
The first residents will be able to move very soon into the first 3 residential buildings included in the first stage of the BOHEMA residential part - 303 apartments in total. OKAM is also preparing to start the implementation of stage II of the residential part, which will include 4 buildings: 264 apartments. - We hope that our future residents will be able to comfortably and safely move along Szwedzka Street. As a developer, we strive to start the implementation of the next stage as soon as possible. Official procedures and obtaining all permits, however, require a lot of time, but the negotiations with the City Road Authority just completed after almost a year are a huge milestone towards the start of the construction of the next stage of BOHEMA. - says Arie Koren CEO, OKAM Capital.

Today OKAM took part in the next edition of 4 Design Days in Katowice. BOHEMA was presented as an example of mixed-use development in a presentation on the topic: "Using existing post-industrial areas for mixed-use development in the context of a lack of investment areas."

06/12/2019 – OKAM AND BOHEMA AT THE PRESS CONFERENCE: PRAGA SINGING CHRISTMAS CAROLS

"Silent Night", "When Christ is Born", "When a Pretty Maiden" ... these and other carols were recreated by children from Praga and collected in a beautiful album called "Praga Caroling" and all in the extraordinary atmosphere of Praga architecture. This would not have happened without the initiative and patronage of the Mayor and the Office of the Praga-Północ District, as well as without the cooperation of, among others with the great musician Andrzej Krzywy from the group De Mono and the extraordinary singer Sasha Strunin specializing in jazz recently. It is a joy for OKAM and BOHEMA that we could also participate in it.

26/11/2019 - BOHEMA BEFORE THE AUDIT COMMISSION OF THE PRAGA NORTH BOROUGH

BOHEMA enjoys undiminished interest. During the committee meeting, we had the opportunity to present BOHEMA's assumptions, functions, tenant-mix, and related solutions with parking and transport, land use planning and marketing plans.
This is not the end, the next meeting will take place on 05/12/2019, during which the Commission will present plans for the revitalization of entire streets in Praga district.

This weekend (26-27/10), the BOHEMA sales office will be transformed into a pumpkin ghost room. It will not scare anybody, but we will definitely show a place with a soul: after all, history obliges us.

30/07/2019 – 2ND STAGE OF BOHEMA HAS ALREADY A GENERAL CONTRACTOR

On July 30 2019, OKAM signed a contract for construction with Unibep S.A. The General Contractor will be responsible for the implementation of the next stage of the residential part.
At this stage, 4 residential buildings will be built with an underground garage and retail/service units. In the buildings with the height of 6 storeys there will be a total of 264 residential premises, 3 retail/service premises and 284 parking spaces in the underground garage.
The completion of works is scheduled for the 3rd quarter of 2021.
Unibep is also the General Contractor of the first stage of Bohema's residential section.

16/05/2019 - REVITALIZATION OF HISTORICAL BUILDINGS BEGINS!

Okam, investor of BOHEMA - Strefa Praga has signed a contract for construction with FineTech Construction. The general contractor will be responsible for the revitalization of the first historical buildings at 20 Szwedzka street. 

The revitalization will cover about 6,500 sq m of historic space in the Kotłownia, Glicerynownia and Warszelnia buildings. A modern commercial space will be created in them. The works will also include reconstruction of the chimney and approx.  2.000 sq m of land around revitalized buildings and the chimney.

- We do not build buildings, but the atomosphere. It is worth emphasizing that all exterior walls will be preserved and thoroughly renovated in revitalized buildings. We take care of details, such as windows, cornices and roofs, but we also want the revitalized space to be adapted to contemporary functions. All works will be carried out in accordance with the decision of the conservator. - says Arie Koren, CEO Okam.

According to the plan, construction works will commence at the turn of May 2019, and the completion date is expected to be in the first quarter of 2021.

24/11/2018 - OKAM AND BOHEMA SUPPORT PRASKA FERAJNA AND A TRIP AFTER A PRAGA DISTRICT "ANOTHER INDUSTRY OF NOWA PRAGA"

The small district of Nowa Praga once smoked chimneys, and to this day it is full of beautiful, though usually strongly devastated, red-brick buildings that housed factories producing steel, ammunition, accordions, metal castings, safe cassettes, elevators, military flasks, lamps, rubber products, sulfuric acid, soap, perfumes and even prototypes of weapons. 

24/11/2018 Praska Ferajna organized a tour along the trail of the former industrial glory of Nowa Praga, not omitting smaller factories, such as bakeries or urban infrastructure facilities. The trip ended in the office of BOHEMA - Strefa Praga, where apart from viewing the space of the former Glicerynownia, model of the future BOHEMA, participants took part in a competition / riddles, for which participants of the trip could win an educational Praga social-educational game, co-authored by Praska Ferajna and OKAM and BOHEMA.

20/10/2018 – OKAM AND BOHEMA SUPPORT FAMILY WORKSHOPS IN PRAGA DISTRICT

On Saturday (20/10), in the basement of the Warsaw-Praga Cathedral at Floriańska 3 street a family workshop on knowledge about Praga and residents of Praga were held. Workshops gathered over 120 people, including about 60 children, also from the Heart Association. From 23/10 trainings for 27 teachers from Praga schools and cultural institutions started.

Festival OTWARTA ZĄBKOWSKA – lemonade distribution – 07/07 – 02/09/2018

OTWARTA ZĄBKOWSKA has been organized since 2015 as part of the urban Integrated Revitalization Program.
This year, for the first time, the OKAM partner is the event partner along with the BOHEMA investment.

Festival OTWARTA ZĄBKOWSKA is a formula of artistic activities that arose from the need to manifest the presence of the Praga creative community, a reminder that Prague revitalization began with their appearance in Prague nearly twenty years ago.
The Ząbkowska street is closed to car traffic every year becomes a promenade and a stage, and adjacent yards, squares and lanes - a cinema, theater, studio, poetic club and a place of fun.

Feel invited, especially on weekends, in which OKAM with BOHEMA will be serving delicious lemonades for refreshment: 7-8.07, 21-22.07, 4-5.08, 25-26.08, 1-2.09.

LOTOS Emotion Zone in Praga-Północ – 14/06 – 15/07/2018

Fans of the The FIFA World Cup, including all families, will be provided with a specially prepared "LOTOS Emotion Zone in Praga-Północ" – OKAM and BOHEMA – Strefa Praga are partners of this Zone.

The whole Zone is open everyday, from June 14 to July 15, at DOSiR Stadium at Kawęczyńska 44 Street. Free entrance.

The power of attractions awaits you, including artistic animations, movement games, and giant soap bubbles. There will also be face painting, construction of instruments for supporting and contests with prizes. Game enthusiasts will be interested in the E-Sport point prepared. We have planned screenings of films under the cloud related to sport, as well as the final concert.

In addition to the cultural space, the organizers (Praga Culture House and DOSiR) also invite you to the sports zone. The program includes: mini football tournaments in various age categories, demonstrations of the best freestyle football players, measurements of the speed of the shot on the goal.

What would be a party without a chill out zone? In the stadium you will be able to take advantage of the catering offer, gain strength for further play and doping.

The whole Zone was preceded by a press conference on 12th June in which we also took part.

BOHEMA WITH A VALID BUILDING PERMIT

On 31 January 2018, Bohema obtained a legally valid building permit for the first stage of the residential part.

In the first stage there will be 3 buildings: two intimate 6-storey and one 4-storey. In total, 303 apartments will be built from 27 to 135 m2. These will be new buildings that will refer to existing historical buildings after the former Pollena-Uroda factory. Construction works will start in the first quarter of 2018 and will end in the fourth quarter of 2019.

Bohema as a whole project will provide for a combination of various functions: residential, service, commercial, office, cultural and social. The concept of creating a new living space surrounded by restored buildings is appreciated by customers.

- I must admit that the real interest of customers in this investment surprised me. We have already sold more than 40 % apartments available in the first stage - emphasizes Arie Koren, CEO OKAM Capital - This means that every day from the start of sales more than one apartment is sold to customers. It is a clear signal: the residents of Warsaw want to live in places that escape traditional classifications. They want flats with a character in an environment that allows them to lead an active life - adds Koren.

Location of Bohema makes it one of the most attractive investments in Warsaw: it is located directly next to the Szwedzka metro station, which is scheduled to be opened in 2019, at the same time that the first stage of Bohema will be completed. In the neighborhood there are roads, outgoing routes, trams and buses. The Wileński Railway Station is also nearby.

There are also areas for active recreation and peaceful urban walks.

In the immediate vicinity of Bohema, on Strzelecka Street, one of the first Warsaw woonerfs will be built. Under this Dutch word, there is a street where drivers find their cars and pedestrians. A special project assumes that the path leads through the area where trees, benches and even small playgrounds are located in the middle of the road, which force the natural slowdown of the car traffic. The road is on the same level as the sidewalk and bike lane. Such a pioneering solution in the capital will be created for PLN 3.5 million on Środkowa and Strzelecka Streets in Praga district.

The "Namysłowska" Sports and Recreation Center is located within a ten-minute walk. Thanks to the reconstruction of the already existing swimming pool complex, a new, generally accessible urban sports zone will be created for more than 6 ha, and above all a full-sized indoor ice rink, which can be used by skaters in the summer.

Residential prices start at PLN 7,900 to 9,500 / 1 m2.

Bohema, the latest residential project of Okam, is the Gold Sponsor of the Fair. Bohema is one of the most interesting housing proposals in Warsaw. The Bohema project is a unique idea of a new living space in Warsaw. An integral part of it is the residential part.

Apartment buildings are to guarantee the comfort of living in a modern building with all amenities, that is underground parking spaces, elevators, large glazed areas, as well as gardens on the ground floor, balconies, loggias and roof terraces. On the other hand, they will fit into the surroundings and refer to the revitalized factory. Tradition in a modern and very atmospheric edition - says Elżbieta Konarska, Project Coordinator of Bohema.

In the first stage, which is currently being sold, three buildings will be built. In two intimate 6-story buildings and one 4-storey building, a total of 303 apartments will be built. Their size ranges from 27 to 135 m2. The developer points out that it is possible to combine apartments for clients interested in a larger area.

The new buildings with external architecture will refer to the existing historical buildings after the former Pollena factory, thanks to the large brick planes. The elevations will also feature steel balustrades, which correspond to the technical elements of the industrial buildings. Inside the common areas, it is planned to use demolition bricks from existing/historical development elements and to use architectural concrete in the area of staircases and some walls in corridors. The post-industrial character of this place will also emphasize balconies and loggias through the severity of finishing materials. Attention should also be paid to the interesting architecture of the internal landscape of the courtyard, where concrete elements of small architecture are intertwined with the designed green, both low and high. All gardens for premises on the ground floor will be located above the main pedestrian route, so as to ensure greater privacy for their users. In addition, a green square is available for residents, where you can go for a short walk.

The project was created by an architectural studio: Grupa 5 Architekci Ltd. with the exception of commercial buildings around the chimney, ie: Warzelnia, Glicerynownia and Kotłownia, for which SUD Architekci is responsible for the work.

Construction of the first stage starts at the beginning of 2018 and will end at the turn of the third and fourth quarter of 2019.

Location

Bohema combines many different functions: residential, service, commercial, office, apart-hotel, cultural and social. The residential part in stage I will be naturally removed from the office and service center, which guarantees peace for residents. At the same time guaranteeing the possibility of running city life and using Bohem's possibilities: shops, cafes, galleries, offices or service outlets.

The location of Bohema guarantees a great communication with the rest of the city. The estate is located directly at the Szwedzka metro station, whose opening is planned for 2019, at the same time as the first stage of Bohema will be completed. In the neighborhood there are roads, outgoing routes, trams and buses. The Wileński Railway Station is also nearby.

Bohema is a place that will guarantee its residents all the necessary amenities and the power of cultural and entertainment attractions.

The revitalized buildings of the 19th century factory will be supplemented with new buildings, and the whole will create an unique zone in which flats, offices, retail and service areas as well as space for cultural and social activities will be created.

The project is an unique idea of a new living space in Warsaw. It provides a combination of various functions: residential, service, commercial, office, cultural and social. On the one hand, Bohema is to refer to the environment in which it is created and to be open to it. On the other, it has to complement what is missing in the area, i.e.  modern office space or residential space.

Bohema is a place open to the city, both figuratively and literally. It is open to the urban rhythm of life twenty-four-hour. Open to the city also by its location: great communication, located directly at the Szwedzka metro station, which is planned to open in 2019, at the same time as the first stage of Bohema will be completed. It is an urban space that, in addition to performing these functions, refers to the tradition of urban squares, where social life took place. In the first stage, there will be buildings in which 303 apartments will be located. Two intimate 6-floors buildings and one 4-floors will give you the comfort of living. Apartments will be between 27 and 135 m2. - Many people are looking for a place to live, which will have a climate. This is certain in Bohema - says Marcin Michalec, Sales Director at OKAM – apartments which giving comfort thanks to modern architectural solutions, are deeply rooted in the tradition of this place. The post-industrial atmosphere will be maintained by using bricks on the facades. While living in Bohema, you can take full advantage of the city's amenities. And if you fancy a trip to the center, it's only a few minutes by metro ... - emphasizes Michalec.

Over 14500 m2 of commercial space will be waiting for guests and tenants. The unique climate in a post-industrial environment, modern amenities and high quality finish are the important advantages of this place. The central point of Bohema is the square with a chimney. The square is intended for social, cultural and artistic events, and its public space will be used for concerts, performances, cinema, events, etc.

- The area around the chimney was conceived as a place for meetings and relax. The chimney has a chance to become a Prague „rotunda” - older Varsovians remember that the rotunda was a place where everyone was arranging to meet: on dates, meeting friends or going shopping together - says Arie Koren, CEO of OKAM Group. A modern dimension of history

In the industrial facilities of the former Pollena factory and newly built buildings, the urban concept combines history with modernity is rising. The design of Prague's Bohema has already been awarded in 2016 in the prestigious Wienerberger Brick Award competition. The motivation for the award for Bohema emphasized the skillful continuation of the scale and character of the historical development of Prague and the creation of an attractive public space surrounded by new residential buildings and relics of industrial buildings.

The project was prepared by the Group 5 Architects studio, and the commercial part located around the chimney, covering the buildings of the Warzelnia, Kotłownia and Glicerynownia by the SUD Architects studio.

History takes on a new life in Bohema. The revitalized buildings will keep their historical names.

In Warzelnia, Glicerynownia and Kotłownia, located closest to the residential part and in the immediate vicinity of the chimney, there will be services, restaurants, cafes, a brewery, galleries, etc. Local entrepreneurs, producers and craftsmen will also find their place here. The renovation of these buildings will be completed at the end of 2019.

The sale of the residential part is carried out by the sales department of OKAM. OKAM sells and rents a commercial part, and the sole agent for renting commercial space is CBRE.

The investment, which has been announced for a long time, has opened the doors for guests: in Bohema, at 20 Szwedzka Street in Prague, Warsaw, September 23-24, the Prague Real Estate Fair was held. Thus, the first time in many years, the area of the old factory was opened to the public – visitors of the fair.

Bohema is a project that is part of the Warsaw revitalization program. The old Pollena factory will be changed into a "city in the city". All municipal functions will be found in the Prague Bohema zone: flats, offices including co-working spaces, shops, cafes, service and entertainment points.

We skillfully combine old and new. In several aspects: the old factory takes on new life thanks to new functions. Today, heavily damaged buildings will be in harmony with the new part in which the apartments will be built. The new project will be open to the "old" Prague. It has to complement it with missing functions, e.g. modern services or a modern and flexible office space. Around the chimney, which is in the central point of Bohema, will be created a square, which is dedicated as a meeting place. This is to be the new “rotunda” of Prague - older Varsovians remember that the rotunda was a place where everyone was arranging to meet: on dates, meeting friends or going shopping together. During the fair, the offer of approx. 300 apartments was presented, which are planned in the first stage of Bohema - says Arie Koren, Okam CEO.

The event on September 23-24 was devoted to the subject of real estate and revitalization of the Prague part of Warsaw. The main goal of the event organized in Bohema was to present the most interesting and beautiful places to live and for business - the ever-changing and revitalized right-bank part of Warsaw.

In addition to the residential and commercial offer, a number of attractions have been prepared for visitors to spend time while browsing the offer of companies changing the face of Prague. During the fair (23 and 24 September, 10.00-16.00) there was a discussion panel on the revitalization of Prague and its directions with the participation of investors, city representatives and city activists.

Unique scenery, Prague atmosphere, excellent communication, a large parking lot, a modern hall, outdoor nature, attractions for children - this is what the first public event in Bohema has been like for years. About 35 exhibitors presenting housing, office and commercial projects took part in the fair.
